A search will be set-up on the MLS. The MLS is the main source for listings in the market. To see listings as soon as they arrive, use the MLS, not 3rd party websites.

UNDER CONTRACT

Earnest Money Deposit (EMD) shows commitment to the purchase and is applied to balance due at closing. In most cases, the EMD is refundable. 

INSPECTIONS

Having an inspection by a qualified 3rd party is highly recommended. Most inspection findings can be negotiated by our Sales Agents.

MAKING AN OFFER

We’ll discuss what makes an offer competitive and provide recommendations to give your offer the best chance at being accepted. Once our agent writes up the offer, you will sign documents for submission to the seller. Signing can all be done electronically.

UNDER CONTRACT

It’s time to provide the seller with an earnest money deposit (EMD). This shows commitment to the purchase of the home and is applied to balance due at closing. In most cases, the EMD is refundable. Once accepted, the inspection, appraisal, and closing dates are all scheduled.

INSPECTIONS

Having an inspection by a qualified 3rd party is highly recommended. Inspection findings vary significantly but common examples involve roofing, plumbing, and electrical. Most findings can and will be negotiated by our Sales Agents.

We will explain the seller’s obligation to fix inspection items or it may be easier to negotiate a seller credit.

The lender you have chosen will likely review your finances and hire an appraiser to assess the value of the property. 

TITLE COMPANY

The title company ensures no liens are held against the property, provide insurance, facilitate the distribution of monies.

CLOSING

Closing is typically done in-person, at the office of a title company. Usually this takes around an hour. 

NEGOTIATION AFTER INSPECTION​

We will explain the seller’s obligation to fix inspection items or it may be easier to negotiate a seller credit. If items need to be fixed,  our team will schedule and communicate with trusted contractors.

LENDER APPROVAL & APPRAISAL

The lender you have chosen will likely want to review your finances and hire an appraiser to assess the value of the property. Our team works with both the lender and appraiser to ensure they have the most accurate information.  

TITLE COMPANY

The title company acts as an intermediary. They ensure no liens are held against the property, provide insurance, facilitate the distribution of monies, and is typically where the you will go to close on the property. 

CLOSING

Closing is typically done in-person, at the office of a title company. All parties will sign off on the required documents, but the parties do not need to sign off at the same time. Possession is granted upon closing.
